BECA Group is recruiting a full-time Property Accountant based in Richmond, BC.
Reporting to the partner, the property accountant will be responsible for ensuring accurate and timely financials, cash management.
The ideal candidate is an analytical and detail-oriented individual with 5+ years of Property Accounting experience working specifically on Rental Management (Residential and Commercial), Strata Management.
Responsibilities:
Prepare month-end financial statements and management reports, including variance analysis and account reconciliations in an accurate and timely manner
Perform management fee billings, rent roll billings and tenant chargebacks
Prepare tax filing and remittances (e.g., GST, PST, and Non-Resident tax installments)
Prepare cash-flow and monthly distributions
Assist in tracking of capital expenditures and follow-up with Property Managers on monthly variances
Review accounts receivable and assists Property Managers on tenant queries
Prepare year-end working papers and liaise with auditors
Prepare annual CAM and Tax recovery reconciliation and billings
Assist Property Managers in preparing annual property forecast and budget
Determine budgeted operating expense and realty tax installments
Update tenant charges based on approved budgeted operating expense and realty tax installments
Review and enter new leases or amendments into Yardi Voyager
Update the property recovery matrix based on the review of leases
Review and revise A/P coding to ensure accuracy
File and organize accounting documents of assigned properties
Process and distribute paperwork to relevant parties
Assist with special projects, including new property set up, sale of property, and other duties as assigned
Provide vacation coverage for other Property Accountants as may be required
Other duties and special projects as required
Qualifications
5+ years of proven experience preparing and justifying accurate, organized and logical financial statements for properties;
Completion of a Bachelor’s Degree, preferably in Accounting;
Completion of an Accounting designation (CPA, CA, CGA, or CMA) is preferred;
Advanced proficiency with Microsoft Office particularly with Excel;
Understanding and experience with YARDI (This is a must);
Innovative problem-solving skills that can resolve inefficiencies and improve work flow;
Effective organizational & time management skills to meet deadlines and produce quality and accurate work

Duties and Responsibilities:
Client Service
· Understand and learn client’s accounting and reporting needs
· Support Clients by maintaining files, contracts, invoices and supporting documents
· Present and review with clients on month-end or year-end files and various schedules (Sub-

· Plan, set up and administer accounting systems for clients.
· Training, document business processes, prepare templates, update client’s operation materials
and manage communications with clients.
· Assist with special projects utilizing PowerPoint/excel for presentations on financial data
Financial Management
· Responsible for aspects of accounting including maintenance, control and analysis
· Prepare and analyze financial statements, including prepare revenue recognition and financial
statements, forecast, budget, and monitor process compliance. Ensure accuracy and compliance
with established accounting standards, procedures and internal controls.
· Prepare a cash flow statement, with analysis, forecast cashflow
· Research financial issues, apply analysis and judgement to solve complex problems
· Assist in financial statements consolidation preparation
Advisory
· Evaluate financial risks, prepare proforma financial statement forecasts, financing scenarios and
other documents concerning the financial stability of the clients’ business
· Participate in the due diligence process, including review the targeted company’s financial position, research industry benchmark.
· Participate in client’s business plan development, corporate strategy planning session and
develop reports based on the findings
· Analyze business risks including marketing, operational, HR and industry risks
Calculate the potential return on investments/capital

Duties and responsibilities
